After two years of adjustment, the Austin market has settled into something that looks a lot like balance. Buyers have more choice than they did in 2022, and sellers who price well are still getting strong offers.
The numbers
- Median sale price in the city: $565,000, up 1.8% year over year
- Active listings: up 9% compared with last fall
- Median days on market: 41, down from 47 in the spring
- Homes selling above asking: 18%, mostly under $900K in central neighborhoods
What it means for buyers
You have room to negotiate on homes that have been listed for more than a month, especially on repairs and closing costs. Well-priced homes in Zilker, Hyde Park and Mueller still attract multiple offers, so come in with your financing ready.
What it means for sellers
Preparation matters more than ever. Homes that launch with professional photos, minor repairs done and a realistic price sell in about three weeks. Homes that test a high price tend to sit and then sell for less.
The first two weekends decide most sales. Get the price and the presentation right before you go live.
