We walk through every listing with a short list of improvements before photos. The goal is not a renovation, it is removing reasons for a buyer to hesitate.

Almost always worth it

  • Fresh paint in neutral, warm whites
  • Replacing dated light fixtures
  • Deep cleaning, including windows and grout
  • Fixing anything an inspector will flag in the first five minutes

Usually not worth it

  • Full kitchen remodels right before listing
  • Swapping working appliances for new ones
  • Expensive landscaping that will not mature in time
Buyers forgive old. They do not forgive neglected.

Every home is different, so we always start with a walkthrough and a written plan with estimated costs.
