Are Austin townhomes a good investment?
Townhomes have become one of the most popular entry points for investors. We ran the numbers on rents, HOA fees and appreciation.

New townhome communities in East Austin and Mueller rent quickly and need less maintenance than older single-family homes. But the numbers only work if you buy right.
What we look at
- Rent-to-price ratio of at least 0.55% a month
- HOA fees and what they cover
- Rental restrictions in the HOA documents
- Distance to employers, transit and the trail system
The bottom line
In the right location, a townhome can cover its costs from month one and appreciate with the neighborhood. In the wrong one, high HOA fees and competition from new supply eat the return.
Buy the location, then the building. Finishes can be changed; the street cannot.
